In our studio, we specialize in comprehensive projects that completely transform a space, both functionally and aesthetically. In this case, we worked with a client who had a 75 m² apartment in Atocha, Madrid, which he initially wanted to sell. However, our proposal was to divide it into two: a 50 Sqm apartment and a 25 Sqm studio.
The objective of this reform was to make the rental of housing more profitable. By dividing it into two smaller units, the client could rent them to two different tenants, obtaining a greater economic return.
To carry out this renovation, we carried out a total renovation of the facilities, exterior carpentry and interior finishes. In the facilities, we replaced the plumbing, electricity and air conditioning. In the exterior carpentry, we changed the doors and windows for new aluminium ones with double glazing. And in the interior finishes, we apply smooth paint on the walls and laminated wood floors.
The result of the renovation has been a much more functional and attractive apartment, divided into two but capable of being one again when required.
The 50 m² apartment has a living-dining room, an integrated kitchen, a bathroom, a bedroom and a terrace. The 25 m² studio has a living room-bedroom and an integrated kitchen/dining room and a bathroom.
The renovation has meant a significant revaluation of the apartment. The client has been able to rent it to two different tenants for a higher price than they would get if they rented it as a single unit.
