Architectural project and project management for adaptation of a commercial space to a residence

COMMISSION

Reprogram and re-functionalize the client’s street-level commercial space to turn it into their habitual residence with the requirements of a two-bedroom home.

PROPOSAL

The local has 70 Sqm, 4.90m height and the particular economic conditions of the client led us to divide the project into two stages of action: the first would be made up of all the fixed spaces such as: kitchen, services, and the bulk of almost all the work items, (masonry, exterior carpentry, staircase, intermediate structure) for the future mezzanine where the rooms will be located. At this stage, the fitted-out house is already habitable and the resulting space acts as a loft.

In the last stage, a metal slab is assembled, whose anchors were already in the structure, with which the main room and the guest room are enabled on the second floor, completing all the work items.
The apartment is accessed directly from the street through a space -burladero- that cushions that contact with the outside, from there we go to the living room -dining room partially integrated with the kitchen, a toilet on the ground floor, side to the living room and a staircase that goes up to the mezzanine to a side corridor with the double height that occurs with this and where in the first stage we will find only the main bathroom and in the bathroom. The second stage will be the main room that maintains spatial contact with the double height of the living room and guarantees the arrival of light to the entire room and a guest room.

The result was a spacious and bright house with a final usable area of 125 m2, in double height, with generous rooms and a hospitable social area on the ground floor.
