An attic of 80m2 of usable area, outdated, with an elongated geometry with a terrace and located in a coveted area due to its proximity to Atocha and El Retiro, which the client wanted to sell because he did not live in the city.

PROPOSAL

It is proposed to the client to divide it into an apartment of 50m2 + 10m2 (terrace), and a studio of 25m2, independent, with greater profitability and the possibility of seasonal use on their part.
The proposal demolishes all the existing partitions and structurally reinforces the areas that require it, generating a 3m2 distributor, immediately to the access door to the apartment where the entrances are located.

The apartment has a living-dining room integrated into a kitchen, all with direct access to the terrace on Paseo de las Delicias, a bedroom with a balcony overlooking the street and a built-in wardrobe, a bathroom.

The studio has three recognizable spaces; the kitchen-dining room, the bedroom and the bathroom. The protagonist of this sector is a side unit that unifies and houses all the kitchen appliances as well as the table and wardrobe of the room.

It should be noted that only by eliminating the entrance door(s) of each sector would there be a single floor integrated again. The wooden floors, white lacquered wood carpentry, walls and ceilings of white-painted plasterboard.
